Imo, vice is quite recession proof. And the thing is MLs won't lower to unrealistic rates, at most we see majority list $100. Even if the number of cheongsters reduces the patronise frequency, the outcome will most likely be those MLs who can't sustain business go home, leaving only those who can survive. With lesser MLs around, the demand supply will be stabilize.
End result, rate drop mabbe $10-20 at MOST but way LESS MLs to pick. Not a good scenario
